We understand that surety of closing is of utmost importance to any potential seller. Our reputation as a closer is more important to us than anything else. We refuse to put property under contract at terms or conditions we aren't absolutely positive we can meet, as we are committed to maintaining an exceptionally high closure rate. Some of the key elements of our acquisition process are as follows:
- All cash, no financing contingencies
- Thorough upfront underwriting and property/market research
- Closing within 45 days
- Ability to overcome complex issues, such as anchor vacancy, small markets, redevelopment issues, tenant lease issues, deferred capital requirements
- Flexibility to meet Seller's needs
- Regular communication with Seller during due diligence
While this provides an outline of our general acquisition criteria, it is always our preference to evaluate every potential shopping that you or your client may consider selling.
